The Henderson Union Station, a beloved local landmark constructed in the early 20th century, once served as a vital gateway for commerce and travel in western Kentucky. With its dramatic entry tower, elegant waiting rooms, and finely crafted masonry, the depot was a proud symbol of Henderson’s civic identity and a reflection of the prosperity brought by the railroads.

Since passenger rail service ceased, however, the building has faced repeated threats of demolition. By 2015, the structure had fallen into severe disrepair, and the city issued a request for proposals that included options for either demolition or reconstruction.

Fortunately, one local developer stepped forward as the sole bidder committed to restoring and reactivating the depot. Our team assisted in preparing the successful bid package, conducting a comprehensive conditions assessment that revealed the root cause of the building’s severe masonry deterioration—rusting veneer ties embedded in the original construction. This technical diagnosis was crucial in shaping a viable preservation strategy.

Beyond the technical analysis, we also created a marketing brochure to highlight the building’s potential and attract prospective tenants, underscoring the role that compelling storytelling plays in preservation and adaptive reuse projects.

While the interior remains highly fragmented, the station’s soaring tower, spacious waiting rooms, and finely detailed façade offer an extraordinary foundation for adaptive reuse. The building is uniquely suited for conversion into commercial, cultural, or mixed-use space, with its historic character serving as a powerful draw for new investment and activity.
